Warth Road, Bury

DBR provided a fixed price remediation scheme to facilitate the development of 89 new houses and apartments on the former Park Royal site. The site formerly accommodated a haulage yard and historic waste tip impacted with significant growth of Japanese Knotweed. DBR completed all demolition and remedial works to deliver an engineered development platform, achieving full regulatory approval to programme.

The Challenge

The site comprised a narrow parcel of land circa. 1.5 ha in area which had been utilised as chapel & haulage yard with workshops to the south and comprised an historical refuse tip (operated between the 1970s to 80s) across the central area. Hydrocarbons hot-spots with groundwater impacted were noted from historic investigations.
The site had been derelict for many years resulting in significant impact across the site by significant stands of Japanese Knotweed,
The social housing development comprised the construction of 40 houses and 30 apartments with associated rear gardens, driveways and access roads.  

The Solution

Further to revision of site human health risk assessments and detailed ground modelling for the proposed development a development specific remedial strategy was developed to help maximise the re-use of site won materials.

This included the encapsulation of Japanese Knotweed impacted soils within POS areas alongside  bio-remediation of hydrocarbon sources.

All remedial operations were co-ordinated with engineering platform construction to enable the site for piling and road & sewers works within 12 weeks of operational start.  Soils and knotweed management was provided through the groundworks package to ensure adherence to the overall site Material Management Plan.

DB provided full validation of enabling, remediation and material management gaining regulatory approval to meet constructions requirements.
